Hello everyone!
I’m Marion Pudeleau, a Parisian Frenchwoman, expatriated to Canada and living between Montreal and Toronto for over 10 years!
Like many French people, I wanted to experience the North American dream, and as soon as I had the opportunity, I packed my bags and headed to Montreal. Let’s be honest— as a French person, immigrating to Canada, especially Quebec, is much easier than moving to the U.S.!
Moreover, as a French citizen, it is much easier and far less expensive to study in Quebec than in the U.S., and the universities are also recognized internationally… It would be a shame not to take advantage of it!
Easier immigration, sure, but Quebec—and Canada in general—is a whole different world compared to France and Europe! Especially when it comes to the real estate market and finding housing.
Imagine this: you finally have your study permit in hand, ready to start your new student life in Canada. You arrive in the country without knowing the rules of the real estate market, the neighborhoods, or even the local vocabulary… not to mention the increasingly common scams!
It can be intimidating, and above all, it can waste a lot of time and energy. I know… I’ve been through it! That’s why I decided to become an intercontinental real estate business facilitator and launch Marion Your Housing Guide.
This way, I can assist future international students coming to Canada, as well as their families, by simplifying the entire process of finding and securing housing—right up to their move-in—so they can arrive with peace of mind and complete confidence in their new cozy home!
Phew, that’s already a few worries less upon arrival!
And since I’m also a real estate investor myself, between France and Canada, and hold a Master’s degree in Marketing and Communication from Neoma Business School in France, I’m well acquainted with both markets. I can guide you more easily through all the steps, surrounded by my team of local experts, with your interests and project as my sole focus, to help you find a home that meets your needs.
As an intercontinental real estate business facilitator, I am also passionate about helping people discover and settle into a new territory. Having caught the travel bug long ago, I truly believe it’s so important to explore the world and help others do the same!
During my various travels, I also take the opportunity to learn more about the local real estate market, especially the possible investment strategies!

I also often travel to pursue my other passions, like dance! Indeed, I’ve been a dance enthusiast since I was very young (I started modern jazz at 4 years old!). I’ve been practicing Latin dances such as salsa, bachata, and Brazilian zouk for many years, and I regularly travel to different parts of the world to participate in dance events with other enthusiasts. This allows me to discover these varied places alongside local residents and expand my social network. It’s also an opportunity to discuss real estate with people from all over the world and, why not, find new business partners!
Finally, when I’m not in a distant land or on the dance floor, I love to retreat to the dark rooms of movie theaters and attend film festivals. Perhaps it's a professional habit, since before becoming a real estate investor and intercontinental business facilitator, I worked for over 10 years in the film industry and at numerous film festivals, particularly in Montreal.
It’s actually in Montreal that one of the world’s most important genre film festivals takes place, the Fantasia Festival, which occurs every summer between July and August at… Concordia University! The institution then transforms into a real HQ for festival-goers and event guests, who also take over the entire student neighborhood of Shaughnessy Village for three weeks.
This is a great way to close the loop between my past as a publicist for Fantasia and my current role as an intercontinental real estate business facilitator, where I often look for housing near Concordia for future international students. :-)
